MIXED USE MASTER PLAN, MILTON KEYNES, UK

Mixed Use Development Milton Keynes, U.K.

Similarly to a short and precise shot in a tennis or golf game, the LOB (Low Occupation Block, or Lo(w)-Block) acts in a minimal yet highly effective way, maximizing residential density while minimizing occupation of the territory. Its purpose is that of promoting zoning diversity (commercial, residential and public/open space) and proximity while im-proving urban density and keeping large portions of the site unoccupied. The site occupies one of the originally named “Reserve Sites”, whose intention is that of adding needed community program within highly residential “enclaves” outside Milton downtown area. This unique programmatic intuition can become a valuable asset for local communities if rerouted into a development that seeks to maintain the “open” nature of the reserve sites, while promoting a strat-egy of urban relations between the remaining reserve sites.
